Scope

This standard specifies the minimum practical requirements as regards the visual inspection of used residential buildings before selling or buying them. The standard applies to single-family homes, semi-detached houses, as well as to private portions of condominiums or multiple-unit residential buildings with a height not exceeding three floors.

Project Need
This standard falls within the framework of Bill 16, that covers, among other subjects, the supervision of building and devided co-ownership inspections. Existing standards in this domain are considered too difficult to enforce and they do not address Québec’s situation. Moreover, due to the phrasing used in these standards, their application might cause the risk of prosecution for inspectors to increase and the cost of their liability insurance to increase as well. The standard seeks therefore to close those gaps.
